What are the requirements to apply for an apartment?
Applicants must complete an application and meet the community’s qualification requirements, including applicable income and screening criteria.
What are the income requirements?
Fountain Park is an income-restricted community, and maximum household income limits are based on the number of occupants in the household.
What are the maximum income limits?
The current maximum annual household income limits are:
1 person: $113,700
2 people: $129,950
3 people: $146,300
4 people: $162,400
5 people: $175,400
Do income limits change based on the floor plan size?
No. Income limits are based on the number of occupants living in the apartment, not the floor plan size.
What documents are needed to apply?
Applicants may provide two months of pay stubs, three months of bank statements, or tax transcripts as proof of income, depending on their source of income.
What documents can be used as proof of income?
Acceptable documentation may include offer letters, employment verification letters, pay stubs, and statements of assets, such as IRA, savings, or investment accounts.
Are there application fees or deposits required?
Yes. Applicants are responsible for the required application fee and applicable deposit.
What is the application fee?
The application fee is $66.92 per applicant.
What is the required deposit?
The security deposit starts at $500, depending on the apartment and applicant qualifications.
Pets
What is your pet policy?
Residents may have up to two pets per apartment home.
Are there breed restrictions for pets?
Yes. Restricted breeds include Rottweiler, Pit Bull, American Terrier, Akita Inu, Staffordshire Terrier, Bull Terrier, Alaskan Malamute, Doberman Pinscher, Chow Chow, German Shepherd, Presa Canario, Siberian Husky, and Husky.
Are there pet fees?
There are no monthly pet fees. A $600 pet deposit is required and may be waived for approved assistance animals.
How much is pet rent each month?
There is no monthly pet rent.
Parking
What parking options are available?
Fountain Park offers carports and open reserved parking spaces.
Is guest parking available?
Parking is designated for residents and future residents. Please contact the leasing office for information regarding available parking options.
Can I reserve a parking space?
Yes. Parking spaces can be reserved using the designated QR code.
Are garages available for rent?
No, garages are not available for rent.
Lease Terms & Renewals
What lease terms are available?
We offer lease terms ranging from 3 to 12 months, depending on availability.
Do you offer short-term leases?
Yes, short-term lease options are available. Pricing may vary depending on the lease term selected.
How do lease renewals work?
Residents will need to schedule a certification appointment and provide updated proof of income before their renewal lease is prepared and sent for signing.
Can I renew my lease for a different lease term?
Yes. Residents may have the option to renew on a month-to-month basis or select a lease term ranging from 3 to 12 months, depending on availability.
Utilities, Internet & Packages
What utilities are included with my apartment?
Water, sewer, and trash are included with the apartment.
Is internet included?
No. Internet service is not included in the rent, and residents are responsible for setting up their own internet service.
How are packages delivered?
Packages are delivered to the community’s parcel lockers.
How do package lockers work?
When a carrier delivers a package to the parcel locker, the resident will receive an access code by email or text message to retrieve their package.
How do I submit a maintenance request?
Maintenance requests can be submitted through the resident portal.
How long does maintenance take to complete requests?
Please allow our maintenance team up to 48 hours to respond to and address your service request. Emergency maintenance concerns will be handled according to their urgency.

Fountain Park offers a variety of amenities, including a fitness center, dry sauna, leasing office, clubroom, swimming pool, spa, dog park, and two on-site laundry facilities.

Fountain Park is conveniently located near De Anza College, Fujitsu Planetarium, Cupertino Memorial Park, and McClellan Ranch Preserve. Residents are also close to everyday conveniences, including Trader Joe’s, H Mart, 99 Ranch Market, Safeway, Walgreens, CVS, and Target. The community also offers convenient access to Highways 85 and 280.
